dc.description.abstractLa tasación inmobiliaria es fundamental a la hora de determinar la cuantía de un préstamo hipotecario, por lo que afecta directamente a la solvencia bancaria. En el proceso de unión de la supervisión bancaria en Europa tendremos que abordar la unificación, o al menos la convergencia, de nuestros sistemas de tasación. En este artículo estudiamos el sistema español, basado en las sociedades de tasación supervisadas por el Banco de España, la situación del sector en España y los muy diversos sistemas que conviven en Europa. Pensamos que el sistema español, una vez corregidas las debilidades que ha puesto en evidencia la crisis, puede servir de ejemplo para el futuro sistema europeo.es
dc.description.abstractThe property valuation is essential when determining the amount of a mortgage loan, which directly affects bank solvency. In the joining process of banking supervision in Europe we will have to address the unification, or at least the convergence of our appraising systems. In this paper we study the Spanish system, based on appraisal companies supervised by the Bank of Spain, the situation of the sector in Spain and the very different systems coexisting in Europe. We think the Spanish system, once corrected the weaknesses that were highlighted by the crisis, can serve as an example for the future European system.en
